A summer home's winter, a block's in-between months
The Municipality describes 860 km² including farmland and 35 neighbourhood offices, and says coastal fields were sold as summer-home plots with paved main-road links to the estates. We found no official count of summer homes, so seasonal storage is plausible, not documented. One resident writes that Selimpaşa is quiet in winter and crowded in summer; a single post.
On transformation the sources are firmer. The Municipality's portal says field work after the Silivri offshore earthquake of 26.09.2019 found sea sand and corrosion in buildings from 1980–2000. Municipality news of 3 June 2026 reports 48 units of the Esentepe Teachers' Estate in Cumhuriyet demolished, 72 to be built; the İBB published a risky-building zoning-note amendment for 12 district plans. A room can bridge evacuation and a new flat.
Most mapped buildings are in Mimar Sinan (2,746), Semizkumlar (2,595) and Çayırdere (2,343). Level data exists for very few, so we judge the room at the survey, not from this data.
From the Marmara coast to Sancaktepe: 98–128 km
A vehicle setting out from Ortaköy Mahallesi in Silivri also crosses the Bosphorus to reach our depot on the Anatolian side. Our car-profile estimate from OSRM / OpenStreetMap (September 2026) is 97.8 km and 71 minutes from Ortaköy Mahallesi, 118.0 km from Silivri centre and 128.0 km from Değirmenköy Fevzipaşa Mahallesi; for the district, about 98–128 km and 70–85 minutes without traffic. A loaded vehicle may take longer; we promise no time.
The District Governorate and the Municipality say hills stay below 60 m, and in 27 of 35 neighbourhoods narrow or one-way local streets round to 0 percent. Higher shares are in Piri Mehmet Paşa (41 percent), Alibey (15 percent) and Kadıköy Mahallesi (4 percent). Steep streets are most common in Alibey (41 percent), Fatih and Piri Mehmet Paşa (36 percent); the first city stood on the 56 m hill of today's Fatih, says the District Governorate.
Municipality news reports road work on about 950 m of Özgürlük Caddesi in Mimar Sinan (September 2026) and on Yeni Mahalle's 7035. Sokak (August 2026); we check current conditions on moving day. A few residents write that summer parking is hard in the centre and on the coast; two posts are years old. No parking area is mapped in 24 of 35 neighbourhoods; Yeni Mahalle has the most (29). The by-laws are PDFs, so we could not read any rule on a moving vehicle using the road; if needed, ask the call centre (444 20 47).

From summer home to winter room: five steps
1.Measure summer belongings first
Rooms are 8 m³ for a 1+0, 15 m³ for a 1+1, 22 m³ for a 2+1 and 28 m³ for a 3+1. Garden furniture and a few armchairs usually fit a 1+0 or 1+1; a furnished summer home may need a 2+1 or 3+1.
2.Shorten 98–128 km with preparation
Take furniture apart and label boxes beforehand; we agree the number of runs at the survey.
3.Ask management about the estate gate
An estate's inner road and barrier rules are its management's, so ask whether a vehicle may enter. If not, we measure the carrying distance with you.
4.Measure the doorstep in the old centre
In Fatih, Alibey and Piri Mehmet Paşa 36–41 percent of streets are steep. We agree where the vehicle stops and how far heavy pieces are carried by hand.
5.Tell us the evacuation date
In transformation areas like Cumhuriyet, ask for a survey once the date is known. Rubble and bulky waste stay out of the room; the waste portal says bulky waste goes to the Class 1 Waste Collection Centre (444 20 47).
