Winter residents, summer residents and ageing buildings: who needs a room

The district authority's register gives 280,528 residents for the end of 2025 and says the population climbs to roughly 750,000–800,000 in summer. Official sources do not mention storage demand; a summer surge creating a need for seasonal rooms is our own reading. Mapped level data is thin: in 20 of the 24 neighbourhoods it covers no more than 3 percent of buildings.

İBB runs a 4.8-hectare risk area in Mimarsinan Mahallesi between the D-100 and the Marmara; a Zoning, Ownership and Resolution Office opened on 05.11.2021. İBB's plan-note list for risky buildings also covers the centre, Kumburgaz, Celaliye–Kamiloba, Türkoba and part of Pınartepe. Some households may want a room between leaving and moving in; we found no official text on the overall scale of redevelopment.

From the western edge to Sancaktepe: the Bosphorus and the spread inside the district

Büyükçekmece sits at the western edge of the European side and our depot, in Abdurrahmangazi Mahallesi, on the Anatolian side, so every pickup and delivery crosses the Bosphorus. A car-profile estimate from OSRM / OpenStreetMap (September 2026) shows a clear spread inside the district: Cumhuriyet 68.5 km and 55 minutes without traffic, the centre 81.6 km and 58 minutes, Celaliye 90.6 km and 68 minutes. A loaded truck's route and time can differ; we agree them at the survey.

Residents write that summer traffic is heavy around Mimaroba and on the coast road; it is not official data, but avoiding summer weekends may help. In Dizdariye 51 percent of local streets are narrow or one-way, in 19 Mayıs 12 percent, and in Celaliye, Kamiloba and Kumburgaz 0 percent. 10 of the 24 neighbourhoods have no mapped parking area.

From the narrow streets of Dizdariye to wide Karaağaç: six neighbourhoods

The narrow or one-way street share is 51 percent in Dizdariye and 0 percent in Kamiloba; six neighbourhoods show the range. Grades come from a surface model, so read them as indicative.

• Dizdariye Mahallesi

  7 km of local streets over 0.55 km², 51 percent of them narrow or one-way. 298 buildings are mapped; 1 percent have level data (average 3.3 levels). The steep share of 19 percent is the lowest of the 24: the issue is width, not slope.

• Pınartepe Mahallesi

  Mean grade 6.6 percent and steep share 43 percent make it the steepest of the 24; narrow or one-way share 4 percent. 489 buildings and one parking area over 3.706 km². A flat loading spot matters most.

• Çakmaklı Mahallesi

  Among the fullest level data: 40 percent of 60 buildings, averaging 9.9 levels. Narrow or one-way share 9 percent, steep share 34 percent, no parking area mapped. A handful of tall buildings may drive that average; ask about lifts address by address.

• Karaağaç Mahallesi

  At 28.08 km² the largest neighbourhood: 140.4 km of local streets, 2,675 buildings and the most mapped parking areas (22). Narrow or one-way share 10 percent, steep share 25 percent. Under 1 percent of buildings have level data (average 2.2).

• Kumburgaz Mahallesi

  56.8 km of local streets and 262 buildings over 4.043 km²; no narrow or one-way streets, steep share 26 percent, no parking area mapped. 8 percent of buildings have level data, averaging 3.6 levels. Residents write that seaside sites run like closed communities; ask site management about entry.

• Celaliye Mahallesi

  The farthest point we measured: 90.6 km and 68 minutes without traffic. 79.9 km of local streets and 299 buildings over 13.314 km²; no narrow or one-way streets, steep share 26 percent. Residents write that construction trucks have multiplied in recent years; not an official source.

From the coast to the centre: preparing by address

1. 1.Seasonal things, renovation or a whole home

   Our rooms are 8 m³ (1+0), 15 m³ (1+1), 22 m³ (2+1) and 28 m³ (3+1). A summer flat's seasonal belongings usually fit a small room; a whole home needs the room matching its type.

2. 2.Learn the site's entry rules early

   In multi-building areas such as Mimaroba, Sinanoba, Ekinoba and Alkent 2000, ask site management about vehicle entry and the freight lift. Dismantle any wardrobe that will not fit the lift.

3. 3.Keep boxes small on slopes

   In Pınartepe, Bahçelievler, Yenimahalle, Atatürk and Cumhuriyet the steep-street share is 39–43 percent. If the truck cannot reach the door, boxes go by hand; medium boxes labelled by room help.

4. 4.Do not carry what you will throw away

   The municipality's cleaning page says old sofas and beds are collected by appointment and rubble on a programme; it lists no separate phone, the general line is 444 0 340. Sort keepers from discards first.

5. 5.At the survey and in the room

   Ask where the truck can stop, which floor and lift, and how the Bosphorus crossing is planned. You can visit the room on any day.
